Turnkey Contractor

Jonny Ricoh Design can provide a full turnkey building contractor service for high-end building contracts and full renovations. A typical turnkey building project may include the following services:

Initial Construction and Design Advice
We are able to offer the very best advice on design, construction techniques, materials, cost and durability from our forty-plus-years of combined experience in the industry.

Full Detailed Design and Construction Specification
This forms part of our contract agreement and sets out in detail exactly what you are getting for your money.

Architectural and Technical Drawings
These can be produced by CAD or hand-drawn depending on the project but will always form the bedrock of the project documentation.

Planning Advice
This includes pre-consultation with the Local Authority and the submission and subsequent monitoring of any application. If expert advice is required we have first class specialist planning consultants as part of our team.

The Building Regulations
We are highly experienced in consulting with both the local building control and private equivalent companies (which can represent a useful alternative) and can handle this aspect up to the point of the completion certificate.

1996 Party Wall etc. Act
We are fully conversant with the Act and are able to act on behalf of our clients to serve notice and administrate any awards.

Structural Engineering
Our building knowledge can provide initial structural advice but for structural design we have a first class range of Engineers as part of our team.

Contractual Matters
We use standard forms of building contracts providing complete peace of mind for our clients.

Experienced Contract Supervision
Our in-house Chartered Building Surveyor will oversee your project on a daily basis ensuring the work is of the very best quality.

As-Built Drawings
We supply full plans and cross-sectional drawings of the actual construction, as built, showing the location of drainage pipes, structural beams etc. These are useful for future maintenance, for when you decide to sell or undertake further modernisation or alterations.

Completion Manual
Our completion manual is published upon expiry of the 6 months defects liability period and includes the details of all the construction materials used and the suppliers of those materials. This will greatly assist you with any maintenance issues in the future.

Agreed Retention of Final Payment
We offer the opportunity for the client to retain 1.25% of the total construction cost to be paid after we have corrected any significant defects that have arisen during the six month period after the project completion.
